Sewer Scope Inspection

When buying a home, a home inspection is essential. It is a significant part of the real estate transaction, whether you are buying or selling. However, one crucial system is often overlooked during a typical home inspection: the sewer line.

What is a Sewer Scope Inspection?

At Pritchett Home Inspection, we offer a top-quality Phoenix Sewer Scope Inspection to ensure the condition and proper functioning of your property’s sewer line. A Sewer Scope Inspection is a video inspection of the lateral line, which is the privately-owned pipeline connecting the house to the city tap, septic tank, or publicly-owned main sewer line.

What Happens During a Sewer Scope Inspection?

Our professional will insert a mini video camera into the sewer line and through the cleanout, which can be found in the basement, crawlspace, or just outside where the sewer line exits the house. If there are no obstructions found, our professional will inspect the city’s mainline from the cleanout. However, if problems are found, the trouble area’s location and depth will be easily recorded and marked on the ground surface.

Common Sewer Line Problems Found in Sewer Scope Inspections

  1. Root Intrusion: Sewer lines are the perfect environment for tree roots because of the constant water source in pipes. Roots can find the smallest crack to force their way through.
  2. Settling: Improperly supported trenches can cause the sewer lines to sink or create low spots, often called “bellies.” Fortunately, bellies are easy to identify through sewer inspection.
  3. Ground Shifting: Sewer lines can detach over time. Ground-shifting can happen for many reasons, such as nearby excavations or seismic events.
  4. Inferior Pipe Materials: Most older homes are sewer-connected by either clay or concrete tiles, brittle pipe materials that crack over time. A sewer inspection can quickly identify these types of materials and warn you of future problems.
  5. Poor Installation: Sewer line installation is also prone to bad construction. The most common installation issues are improper joints and poorly fitted connections. Sewer Inspection can easily spot poor workmanship and raise a red flag for looming problems.

This is my second home purchase, firs time I've used Kyle. He went above and beyond, provided a thorough report, was on time, and is a great communicator. I wish I knew about his services the first time around. I have already recommended him to friends and colleagues in the home buying process.
I had expectations for our home inspection based off our last one in 2010. Kyle Pritchett far exceeded all our expectations! When we met him at the home, he gave us a friendly introduction and made sure we would be comfortable asking questions even if we might think they were dumb. He showed us items of interest or concern both inside and outside the house. He was fully engaged in dialog with us at each step. I really felt he was taking time to observe if we looked confused or uncertain about something. He spent a ton of time with us and gave a professional, comprehensive report which he actually completed that night! We had a 5 day inspection period and he took that seriously! He also has additional services we took advantage of. The thermal imaging gave extra piece of mind. In addition, we were giving a book with details about home maintenance and safety. With a genuine promise to answer anything else in the future if we have questions. I don't believe you could find a higher quality home inspector than Kyle! This is who you should contact to make sure your home is not a money pit. Thank you Kyle! Regards, Rolanda and Daryl
